If you decide to rent a storage unit from CubeSmart, make sure you read their rules and regulations. I can't believe they're still in business! No, I'm not a rule breaker... it's just that atrocious! These people were nice at first, but after they suck you in, they rear their ugly heads. They WILL raise your rent - and per their rules, the only notification they need to provide is by posting it on their website. The office was NEVER open, but they still charged a $6 convenience fee for paying online, and then it slowly crept up and up $1 at a time. Ever forgot to pay your rent on time? Or encountered an unexpected bill (car needs repairs, appliance quit working, etc) and struggled? That will cost you $50. I was once 3 mins late exiting the property because the battery in my key fob died, and my vehicle ignition is solely push start. It was beyond my control. Guess what? $50. I personally witnessed the management rifle through the belongings of people who couldn't pay their unit and take whatever it was they wanted. They once threw away another tenant's belongings (after taking what they wanted first) because she went 30 mins past the time the manager wanted her gone by. Not even closing time. She lost all her clothes and hygiene products because of it. What a jerk. Seriously, other facilities are cheaper, and you'll get treated much better. They will raise the rent without telling you or giving you a notice. Beware mine went up $80. Do not set yourself up for auto pay or they can just ruin your billing. The last straw was when they put on new doors and decided I should pay for it. Come on I will say the local staff was awesome though it’s the corporate sucks.

I rented two storage units from the 946 Rancheros Drive location for approximately two years. It was certainly convenient. When I went in after having moved and needed space quickly, I appreciated that the location was open until 10 PM. However, I did find myself locked in once when time got away from us, which made getting the cars out a bit of a hassle. Fortunately, nobody gave me grief over it. Then came the rent increases—more and more of them. After investing time and money in the move, it seemed obvious the business model relies on the assumption that tenants wouldn’t go through the hassle of moving out. I initially thought I’d be on top of it and out within a few months, but I ended up paying them until recently when I received three rent increase notices in just seven days. That prompted me to explore other options, and I discovered much newer and nicer facilities nearby, some even climate-controlled. My belongings have been “cooking” in Cubesmart units during the summers. When it was time to move, I encountered a less-than-pleasant surprise: massive termite droppings all over my stuff and dirt everywhere. Considering the premium they charge, it didn’t make sense. The value proposition just isn't there. I’ve since switched to a climate-controlled facility, and although I’m not sure of the exact size (I had two units at Cubesmart—a 10x30 and a 10x10), my new 10x30 unit seems much larger and much less expensive as I can fit everything into just one unit. The comparison clearly favors the new place. While Cubesmart might have value if you’re storing something for a short period of time that is on a trailer and under a cover (and don’t mind the lack of climate control), for storing boxed items over an extended period, newer climate controlled facilities are a better value. I’ve attached pictures of the dirt that accumulated in my unit over the two years. I rarely visited and opened it up, so this debris was just raining down with the door closed—quite disgusting. My interactions with the staff were always positive, hence the two-star rating. However, considering the competition from newer, climate-controlled facilities nearby that cost less, Cubesmart doesn’t hold up well once the rent increases kick in (which they inevitably will within three months). One more bit - if I had simply sold or given away most everything, after two years of storage fees I could have repurchased brand new stuff with the money I spent on rent - and had money left over. Consider it.

Overall I never had any interaction with anyone including management. Conveniently everything was done online. It was an old facility. Eventually I moved to another facility that locks in their rates, much cleaner and more modern. I liked that CubeSmart was close to home, but did not like the price hike.

I’m top of the 50% increase in the price few mints later. I vacate the unit on Sunday. Because nobody was there I called customer service to let them know that I vacated the unit. Didn’t matter they charge my credit card prorated for Monday! Unbelievable how this company takes advantage.

Good price for the facility. Had a light in my storage unit. The roller door was heavy and a pain to open. Security was good. Hours we’re good. Staff were fine. Did my move in out 100% over phone. They did revise my rent shortly after moving in. I was actually surprised if held steady after that. Thanks. Would use again.

My girlfriend and I rented a unit from Cube Smart after looking at good reviews online and having a great experience with corporate customer service helping me secure a rental. The unit I rented is at the Rancheros Dr location which is an annex from their main location in San Marcos. You cannot check in on site and have to go down the road to the main location. That is not a huge inconvenience, however, the annex was clearly purchased as overflow storage and the units are not the same quality as those at the main location. I rented a 10x15 unit after doing significant due diligence prior to ensure all my belongings would fit. Upon arrival with my movers, it was clear that the unit was too small. We measured the unit and it actually comes in at 9.5x13 feet, which is 26.5 square feet or 18% smaller than advertised. This is more square footage than an entire 5x5 unit! When I reached out to management about these concerns, the manager stated that "sizes are approximate per the lease" and that the best they could do is allow me to move to a larger unit at whatever promotional rate was available at the time. At time of writing, there are no 10x20 units available, and who knows how “approximate” the 10x20 size would turn out to be. I am very disappointed that all of my belongings will not fit in the unit due to the misrepresentation of the size of the unit and that I will now need to hire movers again to move to a larger unit, which will not be with this company.

Rats found in storage unit there are little to no insulation to keep bugs and rodents out of your stuff. So if you plan to store anything you actually care about please consider that aspect. Also if you try to check out, make sure you do that during their bisuness hours. I was one minute late had to call the help line and was on hold for 30 minutes and when I finally got a temp code to let me out of their. The guy who was on site walked out of the door I banged on and threatened to evict me for putting my code in a minute late to check out. He was just mad because someone ruined his paid nap time. I highly don't recommend this location unless you HAVE to use it.

I rented a place on a Friday when to pick up somehow to employees help me move my stuff in when I got there as after hours the gate was my code did not work to let me in I called the emergency number nobody contacted me back until Monday I called them again they said they had my gate code fixed in the should be working then on Monday I asked for my three days of last time they said the best they could do please give me $25 off my rent I accepted that as I moved and I noticed the place was very unclean and nobody been around and clean it but somebody did live there after hours cuz he approached me one evening when I was ready to leave just before 10 with his pickup truck blocked me in until after 10 and told me next time it be $100 fine and after that I'll be terminated seems to me like that it's not the right thing to say to customers especially that you never met him before it never had a problem with somebody before considering they charge as much to almost to rent a house as they need to store your stuff and it's not like they're the only ones in town unhappy renter

The leasing process is efficient as well as the call center. Everyone I encountered was very friendly. The main office in escondido is very clean and well maintained, unfortunately the San Marcos property is exactly opposite ! The property is filthy and neglected! The unit I rented wasn’t even swept out , spider webs everywhere, dust and dirt inside leaving it up to me to clean it out to take possession. The property in general has no attendant on site and it appears that way ! The entire property needs to be pressure washed ! CubeSmart gets a 3 star , I’m not impressed !

Staff is helpful and friendly. Easy to talk to and they don't give you a huge sales pitch. They tell you the facts and leave it at they. They have good specials on line and you can reserve a unit on their website. Great gate hours, restrooms, lights in units and secure properties.

Over all the experience was adequate for my needs but not the best experience. The unit had: Overall dry and clean (not perfect but ok) A damaged latch/lock - fixed very quickly A broken light bulb - never fixed even though it was acknowledged during move in. This plus the unwillingness to prorate the cost after emptying the unit led to 3 stars. Prorating the cost when vacating early is not a large request, it should have been done without asking but instead I was told this is not something CubeSmart does. Overall: good but left unhappy
