This is one of a series of articles spotlighting our storage facilities and neighborhoods.
Less than 20 miles from Midtown Manhattan, New Rochelle is considered a suburb of New York City; however, this is not your normal suburb. In the town nicknamed New Ro, you won’t find sprawling neighborhoods with identical homes and 2-car garages. Instead, New Rochelle is home to beautiful historic properties dating back to the town’s colonial days, nine miles of stunning Long Island Sound waterfront, and a bustling downtown district.
As prices of real estate have skyrocketed in Manhattan and even the surrounding boroughs, both single Manhattan professionals and families have looked further out to the ‘burbs to find affordable space. Investors and developers have caught on to this migration, responding with the construction of more upscale housing options in the downtown districts of suburban areas, New Ro included.
The influx of luxury condos in New Rochelle has spurred business development in the downtown district. Many large corporations are settling their metro New York headquarters right in town. As a result, New Ro commercial space is rapidly being purchased and rents for retail spaces are more expensive than ever in this former small town.
Business owners can get the traffic they need with a little storefront downtown and the storage space for inventory and files at our CubeSmart New Rochelle self-storage facility on Winthrop Avenue.

Here is what our Winthrop Avenue customers have to say:
“I am so impressed with Cube smart [sic]. The manager Matt was extremely helpful, thorough and you can tell he is so passionate about what he does. I needed an extra unit due to excess amount of boxes that I had and Matt was so helpful in accommodating me and making sure I got the best price. The storage is so clean and well taken care of. Matt took the time to walk me through all the details of the storage and how to access if I come by car or after hours. I feel very safe having stored all my stuff there and know that Matt runs a smooth operation. He is a true asset to the Cube smart! than you again Matt” – Britta
“I feel like they are the best storage place and friendliest employees ever!!!” – TATI723
New Rochelle Apartments vs. Storage Cost Analysis
While commercial real estate prices in New Rochelle have soared, unfortunately so have residential real estate prices. Even tiny apartments are renting for top dollar, but CubeSmart self-storage can provide the extra storage space you need for a fraction of the cost of more apartment space.
Just a mile from our Winthrop Avenue store, a 1-bedroom apartment on Huguenot Street starts at $2,800 for 931 square feet and a 2-bedroom starts at $3,300 for 1,200 square feet. For a little extra room and a door, you’ll pay an additional $500 every month. You could be saving $337 every month by renting space in self-storage. Unless that extra bedroom is for a roommate, new baby, or seriously attached in-laws, renting a 10×10 climate-controlled storage unit at CubeSmart for just $162.90 a month (as of 8/4/16) is a better solution for space to store seasonal items, clothing, mementos, and more. A 10×10 storage unit fits the contents of a standard 2-bedroom apartment (keep your Tetris skills fresh), so you can keep your 1-bedroom New Rochelle apartment, rather than forking over the extra money each month for more expensive apartment square footage.
New Rochelle | Rental Price | Square Footage | Price/Square foot |
One Bedroom | $2,800* | 931 sqft | $3.01 |
Two Bedroom | $3,300* | 1,200 sqft | $2.75 |
10×10 Climate- Controlled Storage Unit | $162.90 | 100 sqft | $1.63 |

Things to Do in New Rochelle Around Us
After a morning move into storage, spend an hour or two outdoors in Lincoln Park, less than a block from our store. With a large children’s playground, basketball courts, and an outdoor pool complete with spray showers and a water slide, it’s the perfect spot to get a little fresh air and let the kids have some fun. Be sure to check out the park’s Grow! Lincoln Park Community Garden, a fruit and vegetable garden built and maintained by community members to promote healthy living and sustainability.
If you have more time and want to truly experience New Rochelle, we recommend you head downtown. In recent years, the Business Improvement District (BID) has worked to transform New Ro into a bustling, fun, and accessible downtown. There’s plenty to do for a casual afternoon with unique restaurants and shops. If you plan the timing of your move just right, you may be able to participate in one of the BID’s community events that serve to encourage the participation of New Ro citizens in the growth of the town.
In July, Downtown New Rochelle’s summer Resident Artists host their July Open Studio. Everyone in the community is invited to help re-imagine and create the downtown area out of clay, while artists discuss how New Rochelle influenced their artistry.
Throughout August, the BID hosts the Music on the Green series to showcase Latin American music. With a different group performing each week, be sure to stop by Library Green at the New Rochelle Public Library for at least one of these free concerts.
